Rocky Mountain Plan Company plans differ from LGA Studios plans in the sense that they are still full design development drawings, however they do not include structural calculations or site-specific information.
Option 1 - Digital PDF Plan Set
You’ll receive a digital PDF file of your house plan, including exterior elevations, dimensioned floor plans, building sections, and a roof layout plan. You can check out a detailed look over on the Rocky Mountain Plan Company website to understand what’s included in a house plan.
Option 2 - Digital PDF Plan Set + CAD Files
You’ll receive everything listed in Option 1 (digital PDF file of construction drawings), plus the CAD file (.dwg) of the plans. The CAD files allow you to send your plan to a local architect, residential designer, builder, or engineer of your choice to add site-specific details and notes, enabling the designs to meet the codes and requirements of your building department.
Please note that Rocky Mountain Plan Company plans DO NOT include structural drawings and will require site-specific modifications to meet local building codes. Many regions require additional steps, including site plans, structural engineering, MEP (mechanical, electrical, and plumbing) plans, energy code compliance, and local code updates. It is your responsibility to comply with all local building codes, zoning requirements, and other applicable laws, regulations, ordinances, and conditions set forth by your planning commission. A great place to start is with a visit to your local building department or their website. Many will have a handout or list of everything you need in order to submit for a building permit.
With your purchase, you will receive one license to build the plan you select. Additional and unlimited building licenses may be purchased at checkout.

Absolutely! Customizing an existing plan or floor plan concept still saves you time and money upfront, because it gives you and our design team a good place to start from. It’s very common to want some level of changes–from adjusting or flipping the garage to changing the architectural style itself–that only serves to make the home a true custom fit for you!
If you’re in the Colorado Springs area, we can also provide services including site plans and site work, and we can help facilitate the permitting process to complete your plan (management of engineering, trusses, etc.). You would do this by selecting your plan, and then selecting the Level of Service or Additional Services that are right for you.

Option 1 - I’m in the Colorado Springs area, and I know the plan or concept I want
If you know the plan or concept you want and you’d like LGA Studios to customize it for you, you can give us a brief idea of the changes you’re interested in via the contact form below. If you’re in the Colorado Springs area, we can also provide services including site plans and site work, and we can facilitate the permitting process (management of engineering, trusses, etc.). You may wish to note the Level of Service or Additional Services you’d be interested in when you get in touch.
We’ll follow up with you via email or phone within a week if we have any questions and can either schedule a meeting with you to discuss your project or we can start to put together a custom proposal for you. This would likely involve the price of the plan itself, the estimated hourly rate for how long your changes would take, and the estimated price of any Additional Services or Level of Service you’ve indicated.
Option 2 - I’m not in the Colorado Springs area, and I know the plan I want
If you’re beyond our local service area of Colorado Springs, LGA Studios can still customize the design of one of our house plans for you, though you would then need to have the plan completed in your local area to meet specific building codes and jurisdictions. Your builder can advise you through this process, which will likely involve contracting a local structural engineer and architect or residential designer–among other specialists–who can make site-specific modifications to the plans based on local building codes and soil conditions. We recommend visiting your building department for more information on what is required for a permit in your area.
Purchasing a house plan with CAD files included will help your local professionals add notes, details, and calculations to best fit your specific site and satisfy building department requirements.

Let us know the basics of what type of home you’re interested in and give us a few days to look through our plan library to see if we have anything that fits. We have even more plans and concepts in our collection that are not yet listed online. We can email you a couple of existing concept sketches and pricing to see if they’re in the ballpark of what might meet your needs, or we can set up a virtual or in-person meeting to go over ideas together.
